Project Overview
The Central Bank of Nigeria (CBN) Branch in Abakaliki, Ebonyi State, serves as one of the regional offices of Nigeria’s apex financial institution.
Located in the capital city of Ebonyi State, this branch plays a crucial role in implementing the monetary policies, financial regulations, and economic initiatives of the CBN within the state and its environs.
Scope of work
The project is a Banking & Financial Infrastructure. The building type is Modern, fortified banking complex with administrative offices. The Site area is 27,788 sqm on a plot with levels difference of about 4 meters.
The construction includes:
The main building occupying an area of 3,968 sqm of the plot comprise 3 stories and 1 basement. The gross floor area is 8,710 sqm. The floor heights vary between 3 to 4.5 meters. The structure is of solid reinforced concrete and blocks while the elevations are made of vitrified tiles, Alucobond and Glass The finishes are of high standard capable to accommodate the technical requirements using raised floor and partitioning system.
- Facility Management Building with similar concept of the main building with a gross floor area of 430sqm
- Gate house / reception building with a gross floor area of 215 sqm
- Fence
External works comprising of drainage, roads and parking, soft landscaping, fire hydrant system, boreholes, Fuel Dump and a covered car park.
Challenges
Geological & Environmental Factors
- Soft Clay Soil: Required heavy concrete foundation to prevent structural failure.
- Flood Risks: Drainage systems had to be reinforced to handle heavy rains.
Logistics & Material Supply
- Distance from Major Suppliers: Transporting high-quality construction materials (e.g., steel, glass, Alucobond) from Lagos/Port Harcourt and in some cases from abroad.
- No Power Supply: Reliance on generators during construction.
Security Concerns
- High-Risk Target: Being a financial institution, the site required 24/7 armed Security during construction.
Bureaucratic & Funding Delays
- Approval Processes: CBN projects require strict compliance with federal standards, causing delays.
- Budget Adjustments: Inflation and currency fluctuations have affected costs and progress.
